Casa Cascada: Reservations & Agreement

As your vacation time grows closer, my property manager (Margaret) will email you with instructions for the lock box code and other information.

After reading the Guest Agreement below, please fill out the form in it's entirety.  When sending this back by email, electronic delivery will serve as your signature.

If at any time before your vacation you should have any questions, please don't hesitate to contact me.

Casa Cascada Guest Agreement

ADDRESS: Calle 20 entre 17 y 19, Cozumel, Q. Roo Mexico

CHECK-IN TIME is AFTER 3 P.M. CST AND CHECKOUT is 10 A.M. CST.  If there is not another reservation for the same day, early/late check/in and out is acceptable.  

This is a NON SMOKING home but ashtrays are available outside for your convenience.

PETS -  PETS may be permitted and must be agreed to prior to the reservation.  An additional security deposit will be required.

DAMAGE DEPOSIT - A damage deposit of $200 is required. This must be received within forty five (45) days of your stay. Deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.

· No damage is done to unit or its contents, beyond normal wear and tear.


· No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.


· All debris, rubbish and discards are placed by the front door, and soiled dishes are placed in the dishwasher and cleaned.


· All keys are left on the kitchen table and unit is left locked.


· All charges accrued during the stay are paid prior to departure. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.


· No linens are lost or damaged.  The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.

PAYMENT - The final payment equal to 50% of the rental rate is required 60 days before arrival. The payment will be applied toward the house rental.

If you would like to pay by check, please contact me and I will send you my address.  Note that the home is NOT reserved until payment is received and personal checks take additional time to process.

CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.

MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

MAXIMUM OCCUPANCY - The maximum number of guests is limited to eight (8) persons unless approved with the owner. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed unless another rate is agreed upon in the contract.

MINIMUM STAY - This property requires a three (3) night minimum stay.  Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.

NO DAILY HOUSEKEEPING SERVICE - While linens, bath and beach towels are included in the unit, daily maid service is not included in the rental rate; however, it is available at an additional rate of $35 for a full clean including linen changes.

RATE CHANGES - Rates subject to change without notice but once a deposit is made rates will not be increased. 

ELECTRONICS -  All electronics (4 televisions) including the cable TV, stereo, rock speaker, 3 iPod docks are all in working order. 

POOL MAINTENANCE -  The pool will be cleaned 2-3 times per week (depending on the weather) by the pool service company.  This is regular maintenance and there is no cost associated with the cleaning.

SPECIAL ITEMS - Beach toys, floats and games and DVD's are all supplied free of charge for your use.  There is also a queen size blow up mattress including all linens, should you need it.  In the garage, we have a set of 4 beach chairs (w/ table) and a beach umbrella that are at your disposal.  There are also 2 coolers (one large, one medium). 

FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or

HURRICANE OR STORM POLICY - No refunds will be given unless:

The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or

A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.

The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

*Any unused portion of rent from a guest currently registered;

*Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and

*Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

·        TRAVEL INSURANCE  - I recommend all guests purchase travel insurance.  If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase.

Casa Cascada is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
